During the Sept. 21 regular meeting, city council approved the reserve bids and terms for the 2026 Alberta Tax Enforcement Public Auction, scheduled for Nov. 25 at City Hall Council Chambers.
Under Section 419 of Alberta’s Municipal Government Act, the municipality is required to establish conditions of sale and set reserve bids as close as reasonably possible to fair market value for each property in tax arrears.
To determine the minimum bids, the city contracted a local realtor to conduct curbside appraisals for each location. Council opted to set the reserve bids at whichever was lower between the property’s current-year assessed value and its appraised value.
The properties list total outstanding tax arrears ranging from $1,511.88 for a condo unit to over $45,000 for a commercial property.
Reserve bids for the six properties have been set as follows:
- Lot 14, Block 5, Plan 782 0790: $800,000
- Lot 5, Block 37, Plan 3936 HW: $220,000
- Lot 30, Block 18, Plan 752 0804: $291,400
- Unit 23, Block Condo PL, Plan 852 1607: $109,200
- Lot 35, Block 8, Plan 042 0360: $390,000
- Unit 22, Block Condo PL, Plan 052 5139: $121,000
The auction will proceed on Nov. 25 at 10 a.m., unless the outstanding tax arrears are paid in full or an authorized payment agreement is established by Nov. 24.
All properties will be sold on an “as is, where is” basis. Bidders must pre-register with the city before 10 a.m. on the day of the sale and successful buyers will be required to submit a 10 per cent non-refundable deposit upon bid acceptance, with the remaining balance due within 30 days.
