The City of Lloydminster is reviewing a proposed land use amendment that would convert low-density residential land into medium-density zoning to facilitate future local development.

The Land Use Bylaw map amendment was presented to the Governance and Priorities Committee on Sept. 14, by Natasha Pidkowa on behalf of planning services.
The application proposes rezoning 1.27 acres of land from Low Density Residential (LDR) to Medium Density Residential (MDR).
Under current regulations, LDR designation provides low-density housing compatible with surrounding neighborhoods, while the proposed MDR designation supports a broader range of medium-density housing options. Approval of the district change by city council is required before any development can proceed on the site.
The city notified nearby landowners within 200 metres and key municipal agencies for public feedback.
By the close of the referral period on Aug. 26, the city had received five responses from adjacent property owners and five from internal municipal departments. Planning services is currently reviewing the feedback with relevant departments to address raised concerns, with detailed comments set to be presented at a subsequent meeting.
